Static caravan winter drain down & reconnection service

Terms and Conditions

There’s nothing worse than returning to the caravan park after a winter close down to find heartbreaking damage to the caravan caused by a burst pipe. It’s imperative to consider the damage that frost can cause and take measures to prevent it. Water freezing in pipes and appliances can cause extensive damage resulting in costly repairs. Many insurance companies insisting that during the winter months or when the caravan is not in use, the caravan must be drained down and this work carried out by professionals.

Maxwell Plumbing & Heating Ltd provide a specialist static caravan drain down service making sure that static caravans are prepared for the colder months. Our caravan drain down service consists of:

  • Stop tap disconnection to caravan
  • Water drain cocks removal
  • Shower thermostatic mixer removal (if applicable)
  • Removal o drain plug of water heater or combi boiler
  • Blow out of water from all taps with compressed air
  • Toilet cisterns, pans and other water traps are filled with antifreeze
  • Check protection level of antifreeze in your central heating system

Drains downs and reconnections are carried out Monday to Friday.  Please ensure keys are available at the park reception if you are not going to be present, all that we ask is that you give us a minimum of 7 days notice so that we can plan this into our schedule.

Please note that whilst every effort has been taken to prevent frost damage to your caravan things like electrical printed circuit boards in boilers will not be covered if they fail over the winter periods.  Secondary damage such as furniture, wall boards or floors must be covered by your own insurance.


When draining down your caravan:

  • We DO: leave electricity and gas supply as you left it - if it's on, we leave it on.
  • We DO: put antifreeze in washbasins, sinks, showers and toilet pans & cisterns.
  • We DO: remove drain bungs and leave them in your caravan.

  • We DO NOT: disconnect gas appliances.
  • We DO NOT: drain the central heating system unless asked otherwise, only the domestic water side of your Combi boiler, as the system should already be protected with antifreeze.  We always check the protection level of your Antifreeze on central heating systems during the drain down but please note there will be an extra cost if your system is found to be in need of topping up.
  • We DO NOT: drain washing machines or dishwashers, but will remove as much water as possible.

When recommissioning your caravan:

  • We DO: turn the water off again at the stop tap outside, this is to minimize the risk of damage in case frost occurs between us reconnecting and your arrival at your caravan.
  • We DO: ensure your water supply will be connected by the Friday of your chosen week.
  • We DO NOT: turn on or reconnect gas appliances unless asked otherwise
  • We DO NOT: guarantee your caravan for leaks and leaking washers. Any leak repairs are chargable. Please remember, a leaking washer is different to a burst.
  • We DO NOT: guarantee your caravan from frost damage once reconnection has taken place.


Please ensure access is not restricted to the following:

Main Stop Tap - Entrance Ways - Bathrooms - Shower Cubicles - Kitchen & Boiler Cupboard.

We may refuse to carry out the drain down is access is blocked. 

We will not be held responsible for any damage caused by having to move items that restrict access to these areas.
